377 KILBURN HIGH ROAD
377 Kilburn High Road is a development of 35 one and two bedroom flats for rent to key workers. The flats are intended to be for relatively short tenancies and are up to 10% smaller than standard flats and yet achieve a high level of specific- ation, space and clean lines, all at a higher density than usual.
The project was approved following a Public Inquiry. It was demonstrated by the design team that high quality urban living for a particular user group can be achieved on relatively high-density brownfield sites close to local facilities. The residents do not own cars, but they do require local services, cafes, bars, public transport and other facilities They do not necessarily work locally, but the Jubilee Line provides excellent connections to work locations.
The Joseph Rowntree Foundation has demonstrated that such tenant groups are ideal for regenerating urban areas. We also argued at appeal that such schemes can directly contribute to family housing stock as in many cases the alternative to this purpose-built housing would be multiple occupiers sharing larger flats or family houses, which can now be released back into the family housing market.
The ground floor use, a Sainsbury’s Local store, maintains the active frontage of Kilburn High Road.
There is an on-site caretaker, cycle parking and a laundry and gymnasium for use by residents.
